If you're looking into pressure washing prices in Arkansas, I get it - you want to know what you're looking at before you pick up the phone. I run Wash NWA out of Rogers, and I work all over Northwest Arkansas, from Bentonville to Fayetteville and everywhere in between. I'm going to break down what pressure washing actually costs around here so you can plan your budget with real numbers, not guesses.
The truth is, there's no single price that applies to every job. What you'll pay depends on what you're washing, how big it is, how dirty it is, and a few other factors I'll walk you through. But I can give you the ranges I see most often for residential work here in NWA.
House Washing: $150 to $400
This is the most common service I provide. A full exterior house wash in Northwest Arkansas typically runs between $150 and $400 for a single-family home. Most of the homes I wash in Rogers, Bentonville, and Springdale fall in the $200 to $300 range.
A smaller ranch-style home with vinyl siding and moderate algae buildup is going to be on the lower end. A two-story home with heavy green and black staining, lots of dormers, or hard-to-reach areas will push toward the higher end. Most house washes are actually done with soft washing - low pressure combined with professional-grade cleaning solutions - because it's safer for siding and more effective at killing algae at the root. Here in NWA, our humidity and tree cover mean that most homes develop visible algae, mold, and mildew within a year. That green film you see on the north side of your house? That's organic growth feeding on your siding. The longer it sits, the harder it is to remove, which can push the price up. Annual washing keeps costs down because each wash is easier than playing catch-up after two or three years of neglect.
Driveway Washing: $75 to $200
Concrete driveways are one of the most satisfying things to pressure wash. The transformation is immediate - you can literally see the clean line moving across the surface. For a standard two-car driveway in the Rogers or Bentonville area, most homeowners pay between $75 and $200.
What drives the price? Length and width are the obvious factors. A short, straight driveway costs less than a long, winding one that goes up a hill - and we have plenty of those in NWA thanks to the Ozark terrain. Oil stains, tire marks, and rust stains can require extra treatment with specialty chemicals, which adds to the cost. If your driveway has a lot of black algae growth - common on shaded driveways under mature trees - that needs a pre-treatment before the surface cleaning.
I use a surface cleaner for driveways, which is a flat disc attachment that spins two high-pressure nozzles under a housing. It gives you perfectly even results without the zebra-stripe look you get from a wand alone. This is one area where real pressure - not soft washing - is the right call. Concrete can handle it.
Patio and Deck Washing: $100 to $250
Patios and decks are heavily used outdoor living spaces, especially here in Northwest Arkansas where we spend a solid seven or eight months outside. Whether you've got a stamped concrete patio, a flagstone patio, or a wood deck, expect to pay somewhere between $100 and $250 for a professional cleaning.
Wood decks require special attention. I lower the pressure significantly on wood and use a wider fan tip to avoid damaging the grain. If your deck hasn't been cleaned in a couple of years, you might also need a brightener treatment to restore the wood's natural color before resealing. That preparation step adds cost but makes a huge difference in the final result.
Concrete and stone patios are more straightforward. I can use higher pressure and a surface cleaner on most of them. The biggest factor here is usually the condition of the surface. A patio that sits under a bunch of oak trees in a Bella Vista backyard is going to have more algae, tannin staining, and leaf debris than an open, sun-drenched patio in a newer Centerton subdivision.
Roof Washing: $250 to $500
Roof washing is the most specialized service I offer, and it's also the one where hiring a pro matters the most. Those dark black streaks running down your shingles are caused by a type of algae called Gloeocapsa magma. It's extremely common in Northwest Arkansas because our warm, humid climate is exactly what it thrives in.
Roof washing should only be done with a soft wash system - never high pressure. High-pressure water on asphalt shingles blasts off the protective granules and can void your warranty. I apply a professional cleaning solution at low pressure that kills the algae and lets the rain rinse away the dead growth over the following days. The cost for most single-family homes in NWA falls between $250 and $500, depending on the roof size, pitch, and how heavy the algae growth is.
If your roof has significant staining, this is one of the best investments you can make. Beyond appearance, algae on your roof can shorten its lifespan and reduce your home's energy efficiency by darkening the surface and absorbing more heat.
What Factors Affect the Price?
I quoted ranges above because every job is different. Here are the main variables that move the price up or down:
- Size of the area: This is the biggest factor. A 1,200 square foot home costs less than a 3,000 square foot home. A 20-foot driveway costs less than a 60-foot driveway. Pretty straightforward.
- Condition and buildup: A home that's washed annually is quick and easy. A home that hasn't been touched in five years has embedded algae, heavy oxidation, and possibly mold that takes more time and product to remove.
- Access and obstacles: Steep terrain, landscaping close to the house, second-story heights, and tight spaces between homes all add time. Some neighborhoods in Fayetteville and Springdale have homes built into hillsides that require extra care and equipment.
- Surface type: Vinyl siding, brick, stone, stucco, wood, and Hardie board all require different techniques and pressure levels. Some surfaces need pre-treatment. Delicate surfaces take more time because I'm adjusting pressure and distance constantly.
- Additional services: If you bundle your house wash with a driveway cleaning or gutter brightening, most pros - myself included - offer a discount on the total package. It's more efficient for me to do everything in one trip.
Why Prices Vary Between Companies
If you get three quotes from three different pressure washing companies in Northwest Arkansas, you'll probably get three different numbers. Here's why that happens and what to watch for.
A lowball quote often means someone with a consumer-grade pressure washer from a big-box store and no insurance. They might do an okay job on your driveway, but they can also damage your siding, strip paint, force water behind your cladding, or leave streaky results. I've been called out to fix damage from DIY jobs and cut-rate operators more times than I can count.
A professional pressure washing company uses commercial-grade equipment, carries liability insurance, uses proper cleaning solutions for each surface, and knows the difference between when to use pressure and when to soft wash. That knowledge and equipment is what you're paying for - and it's what protects your home from damage.
My advice: don't automatically go with the cheapest quote. Ask about their process, their insurance, and what equipment they use.
