What Soft Washing Is and How It Works

Traditional pressure washing relies on brute force. High-pressure water blasts contaminants off surfaces through mechanical impact. That works fine on hard surfaces like concrete driveways, but it's destructive to most of the surfaces on your home. High pressure cracks vinyl siding, strips paint, splinters wood, dislodges shingle granules, erodes mortar joints, and forces water into places it shouldn't go. I've seen the damage from well-intentioned DIY pressure washing jobs, and it's not pretty.

Soft washing flips the approach. Instead of relying on pressure, it relies on cleaning agents that break down algae, mold, mildew, lichen, and bacteria at the root. The organisms are killed and released from the surface, then gently rinsed away. The result is a deeper, longer-lasting clean because you've eliminated the growth rather than just knocking it off the surface temporarily. How I Soft Wash Your Property - Step by Step

A careful, methodical approach that delivers a thorough clean without any risk to your surfaces.

  1. Property assessment and surface identification. I walk your entire property and identify every surface that needs cleaning, note the materials involved, assess the type and severity of biological growth, and check for any existing damage or areas requiring special care. Different surfaces and different types of growth call for different solution formulations, so this assessment step shapes my entire approach.
  2. Landscaping and property protection. Before any cleaning solution is applied, I thoroughly soak all plants, shrubs, flower beds, and grass around the work areas. Sensitive plantings get additional coverage. I check that windows and doors are closed and verify that pets and outdoor furniture are clear of the work zone.
  3. Solution mixing and application. I mix my cleaning solution to the appropriate concentration for the specific surface I'm cleaning. Roofs get a different mix than siding, wood gets a gentler formula than vinyl, and heavy growth gets a stronger treatment than light buildup. I apply the solution using low-pressure spray equipment, ensuring complete and even coverage across every surface being treated.
  4. Dwell time and chemical action. This is where soft washing does its work. The cleaning agents penetrate the biological growth, break down its cellular structure, and kill it at the root. Depending on the severity of the growth and the surface type, dwell time ranges from several minutes to longer for heavy infestations. You can actually watch the organisms begin to break down and lighten during this phase.
  5. Low-pressure rinse. Once the solution has done its work, I rinse every treated surface with low-pressure water, working from top to bottom. This washes away all dead organisms, dissolved grime, and residual cleaning solution. The rinse reveals clean, restored surfaces underneath.
  6. Post-treatment plant rinse and final inspection. I do a thorough rinse of all surrounding landscaping and hardscape, then walk the entire property to inspect results from every angle. Any spots that need additional treatment get addressed immediately. I don't leave until everything looks right.

Job duration depends on the scope. A house wash typically takes 1 to 3 hours. A roof takes 2 to 4 hours. Combined projects that include the house, roof, and additional surfaces like fences or gutters may take a full day. I'll give you an accurate estimate when I quote the job.

Soft washing is the right method for the majority of surfaces on and around your home.

  • House siding (all types) - Vinyl, brick, stucco, wood, HardiePlank, stone, and painted surfaces all get cleaned safely with soft washing. This is my most-requested service.   • Roofs - Asphalt shingles, metal roofing, tile, and cedar shakes are all cleaned exclusively with soft washing. Pressure washing a roof destroys it - every manufacturer and the Asphalt Roofing Manufacturers Association (ARMA) recommends soft washing as the only approved method.   • Fences - Wood fences, vinyl fences, and composite fencing all benefit from soft washing. Wood fences in particular develop heavy algae and mildew in our NWA humidity. Soft washing cleans them without splintering the wood or forcing water into the grain. The results on a weathered wood fence are dramatic - the original wood color comes back.
  • Gutters and downspouts - The exterior faces of your gutters develop dark "tiger stripes" from oxidation and runoff staining. Soft washing removes those streaks and restores the original gutter color. I also clean the gutter soffits and fascia boards while I'm up there.
  • Pool decks and enclosures - Concrete and composite pool decks get dangerously slippery when algae builds up. Soft washing eliminates the algae and makes the surface safe again. I also clean pool enclosure screens and surrounding hardscape.
