How I Wash Your House - Step by Step

Every job follows this proven six-step process to deliver a safe, thorough clean.

  1. Full property inspection. I walk around your entire home and assess the siding type, identify problem areas, note any existing damage, and check for things like open windows, loose trim, or sensitive landscaping. This step lets me customize my approach for your specific home.
  2. Pre-soak and plant protection. Before any cleaning solution touches your siding, I thoroughly wet down all plants, shrubs, flower beds, and grass around the perimeter of your home. Sensitive plantings get covered. Your landscaping is safe with me.
  3. Soft wash solution application. Using my low-pressure soft wash system, I apply a professional-grade cleaning solution across the entire exterior surface of your home. This solution is specifically formulated to kill algae, mold, and mildew at the cellular level. It breaks down organic growth so it releases from your siding without any scrubbing or high pressure.
  4. Dwell time. The cleaning solution needs time to work. During this period, the active ingredients penetrate the biological growth and neutralize it from the root. This is the step that separates a professional house wash from someone just spraying water at your walls - the chemistry does the heavy lifting.
  5. Low-pressure rinse. I rinse your entire home from top to bottom using controlled low pressure. This washes away all dissolved grime, dead organisms, and cleaning solution, leaving clean, streak-free siding behind. I pay extra attention to areas under eaves, around windows, and along the foundation where buildup tends to be heaviest.
  6. Final walkthrough. I do a complete lap around your home to inspect the results from every angle. If any spots need a second pass, I treat them immediately. I also do a final rinse of your landscaping and check that everything looks right before I call the job done.

Surface Types

Siding Types and Materials I Clean

I've washed just about every type of exterior surface found on NWA homes.

  • Vinyl siding - The most common siding material in Northwest Arkansas. Vinyl responds beautifully to soft washing. High pressure can crack vinyl panels or force water behind them, which is why my low-pressure approach is the right call. I remove algae, oxidation, and grime without any risk to your panels.
  • Brick and brick veneer - Lots of NWA homes feature full or partial brick exteriors. Brick is porous and tends to hold onto algae and mildew in the mortar joints. My soft wash solution penetrates those joints and cleans the entire surface evenly without eroding the mortar.
  • Stucco - Stucco's textured surface traps organic growth deep in its pores. A garden hose won't touch it. My cleaning solution soaks into the texture and pulls out embedded algae and mildew that make stucco look permanently stained.
  • Wood siding and cedar shake - Wood requires the most careful treatment. I reduce my solution concentration and use the lowest possible pressure to protect the wood grain while still eliminating moss, mildew, and weathering stains. The results on wood are dramatic.
  • HardiePlank (fiber cement) - James Hardie siding is increasingly popular in newer NWA construction. It's durable, but it still collects algae and dirt just like anything else. Soft washing cleans HardiePlank thoroughly and safely, keeping the factory finish intact.
  • Natural stone and stone veneer - From fieldstone accents to full stone facades, I clean all types of stone exteriors. Stone is porous and can develop heavy biological growth in shaded areas. My process removes the growth while preserving the stone's natural character.
  • Painted surfaces - If your siding is painted, I clean it without stripping or fading the paint. Soft washing is designed to be gentle on finishes while aggressive on organic growth.

Signs Your Home Needs a House Wash

NWA's climate makes house washing a regular maintenance need, not a luxury.

Living in Northwest Arkansas means your home is constantly exposed to conditions that accelerate biological growth. Our Ozark climate delivers humid summers with temperatures that regularly push into the 90s, creating a greenhouse effect on your siding. Spring brings heavy pollen from our dense hardwood forests. Here are the signs that it's time to call me:

  • Green or black discoloration on your siding, especially on north-facing walls and shaded sides of your home. This is algae and mildew, and it won't go away on its own.
  • Dark streaks under your eaves and along your roofline edges. These are caused by mildew feeding on moisture that drips from your roof.

No. Soft washing uses low water pressure - roughly what comes out of a garden hose - combined with a cleaning solution that does the actual work. It's the method recommended by every major siding manufacturer including James Hardie, CertainTeed, and LP SmartSide. I've cleaned hundreds of homes without a single damage claim.

How often should I have my house washed?

In Northwest Arkansas, I recommend once a year for most homes. If your house has heavy shade, sits near trees, or has a north-facing side that stays damp, every 8 to 12 months is better. Homes in full sun with good airflow can sometimes go 18 months.

Is the cleaning solution safe for my plants?

I use biodegradable, plant-safe cleaning solutions. On top of that, I thoroughly wet down and protect all landscaping before and after application. Your plants, grass, and flower beds are safe.
