Why Your NWA Roof Needs Professional Cleaning

I'm Ken McClary, owner of Wash NWA, and I provide professional roof cleaning across Northwest Arkansas. If you've looked up at your roof lately and noticed dark streaks, black staining, or patches of green, you're not alone. It's one of the most common issues I see on homes from Rogers to Fayetteville, Bentonville to Bella Vista.

Here in the Ozark region, our combination of warm summers, humid conditions, and frequent rainfall creates an ideal environment for biological growth on rooftops. That growth doesn't just look bad - it's actively shortening the life of your shingles.

A dirty roof can knock years off your shingle warranty, reduce your home's curb appeal, and even increase your energy bills by darkening your roof surface and trapping heat. The good news is that professional roof cleaning can reverse the damage and restore your roof's appearance without replacing a single shingle.

What Those Black Streaks on Your Roof Actually Are

Most homeowners in Northwest Arkansas assume their roof is just dirty or aging when they see dark streaks running down the shingles. But what you're really looking at is a type of blue-green algae called Gloeocapsa magma. It's a living organism, and it's feeding on the limestone filler in your asphalt shingles.

Here's what's happening on your roof right now if you see those streaks:

Algae (Black Streaks)

Gloeocapsa magma produces a dark pigmented sheath to protect itself from UV rays. That's the black streaking you see. It typically starts on the north-facing slope of your roof where moisture lingers longest, then spreads across the entire surface. In our Arkansas humidity, it spreads fast.

Moss

In shadier areas - under tree canopy, on north-facing slopes - moss takes hold. Moss is thicker than algae and actually lifts shingle edges as it grows. This lets water get underneath, leading to leaks and wood rot. I see heavy moss growth on homes in the wooded areas around Bella Vista, west Fayetteville, and the hillier neighborhoods of Rogers.

Lichen

Lichen is a combination of algae and fungus that bonds tightly to shingle surfaces. It's tougher to remove than algae alone and can leave permanent pitting in shingles if left too long. It's common on older roofs throughout Northwest Arkansas.

Accumulated Debris

Leaves, pine needles, seed pods, and other organic material from our Ozark forests collect in roof valleys and along edges. This trapped debris holds moisture against your shingles and accelerates biological growth.

None of these problems go away on their own. Rain doesn't wash them off - in fact, rain feeds them. The only solution is professional cleaning.

My Soft Wash Roof Cleaning Process

Let me be clear about something: I never use high pressure on roofs. Power washing a roof strips the protective granules off your shingles and can void your manufacturer's warranty. Every major shingle manufacturer - GAF, Owens Corning, CertainTeed - specifically recommends soft washing as the only approved cleaning method.

Here's exactly how I clean roofs across Northwest Arkansas:

  1. Ground-level assessment. I inspect your roof from the ground and identify the type and severity of growth, your roofing material, and any areas that need special attention. I'll also note your gutter condition and any landscaping below the roofline.
  2. Protect your property. Before any cleaning solution touches your roof, I thoroughly wet down all plants, shrubs, grass, and landscaping around the perimeter of your home. I also cover any sensitive areas as needed.
  3. Apply soft wash solution. Using specialized low-pressure equipment, I apply a professional-grade cleaning solution across your entire roof surface. This solution is specifically formulated to kill algae, moss, and lichen at the root level without harming your shingles.
  4. Let the solution work. The cleaning agents need time to penetrate and neutralize the biological growth. During this dwell time, the solution breaks down the organisms' cellular structure so they release from your shingles.
  5. Gentle rinse. I rinse the entire roof using low pressure, working from the ridge down to the eaves. This washes away the dead organisms and cleaning solution, leaving your shingles clean and undamaged.
  6. Post-rinse plant care. I do a final rinse of all landscaping and surrounding areas to dilute any cleaning solution that may have dripped down.
  7. Final walkthrough. I inspect the completed work from multiple angles to ensure complete coverage and a clean, even result.

Most roof cleaning jobs in NWA take between 2 and 4 hours depending on roof size and the severity of growth. You'll see results immediately - and the treatment continues working for weeks after application, killing any remaining spores.

Roof Types I Clean

Northwest Arkansas homes feature a variety of roofing materials, and I have experience cleaning all of them safely:

  • Asphalt shingles (3-tab and architectural) - By far the most common roof type in NWA. This is what I clean most often. Soft washing is the manufacturer-recommended method for asphalt shingles and won't disturb the protective granule layer.
  • Metal roofing - Standing seam and corrugated metal roofs are growing in popularity around Bentonville and Fayetteville. They develop oxidation and algae staining just like shingles. I adjust my solution and technique for metal surfaces.
  • Cedar shake - Some of the older and higher-end homes in Bella Vista and west Rogers have cedar shake roofs. These require a gentler approach with modified solution strength to protect the wood while eliminating moss and algae.
  • Tile roofing - Less common in NWA but present on some homes. Tile is porous and holds algae growth in its texture. My soft wash process cleans tile thoroughly without cracking.
  • Composite and synthetic shingles - Newer materials found in recent construction across Springdale and Bentonville. I treat these similarly to asphalt with great results.

If you're unsure what type of roof you have, don't worry about it. I'll identify it when I assess your property and use the right approach for your specific material.

  • Bentonville - From the historic downtown square to the growing neighborhoods near Crystal Bridges and the Bentonville trail system, I service roofs throughout the city.
